Unfortunately, not every apartment layout in full can satisfy the needs of its owner. Old Khrushchev apartments are especially prone to redevelopment. This is due not only to desire, but also often a necessary measure. Such apartments have a very small kitchen, which is in no way in favor of a comfortable stay. At first glance, the demolition of the wall in the apartment may seem like a very simple action, but this is not entirely true. Consider what walls are, what redevelopment means and how to implement it.

Almost all the walls of panel houses are divided into two types:
- Bearing (capital);
- Partition.
If the partitions can be modified or completely removed, then things are different with the bearing walls. As a rule, walls of the bearing type are responsible for the integrity of the entire structure. Demolition of such an element can cause the destruction of the entire house.

Often, load-bearing walls differ from partitions by the material from which they are built. For capital buildings, a brick or reinforced concrete block is used. Partitions in new buildings are often built of gypsum concrete. There are such walls made of bricks, however, with simpler masonry than for load-bearing ones.

In order to have an understanding of which walls can be touched and which are not, you should contact an organization called the Technical Inventory Bureau. After the procedure prescribed by law, the owner receives a plan of the house, in which all the main walls are highlighted.

It is important to remember that any redevelopment associated with a change in the design of the walls is subject to mandatory agreement with the state structure. In different regions, the body that is vested with such powers may differ. Therefore, for starters, it makes sense to consult with the management company serving the house.

Permission to demolish capital walls is quite difficult to obtain, which is why most owners when redeveloping focus solely on partitions. It is not recommended that you make any decisions and start repair yourself. This is due to the fact that such a redevelopment will be considered not legalized. The owner expects a fine and problems with documents in case of sale of housing. The law provides that in case of repeated violations of the redevelopment rules, the apartment may be subject to alienation.
