Repairing a newly rented apartment is not such an easy task. Builders, as a rule, rent a crude option without finishing, and the new owner raises the question: how to make high-quality repairs so that you can then forget about it for many years.

Experts say that the new house will take up to two years. Therefore, it is recommended to do a rough repair before installation, and to finish the work after shrinkage. The fact is that in a new building, all tenants begin to make repairs at the same time, and this affects the finish. Heavy screed on the floor and thick plaster on the walls increase the total weight of the house, which leads to secondary shrinkage. But if there is no time to wait, then a thorough repair in the new apartment must be carried out taking into account preventive measures for the "walking" building.

Work plan

General rules for repairing an apartment from scratch are similar to repairing a secondary apartment and are summarized in the following paragraphs.

Redevelopment

If there is an intention to change the location and area of the rooms, then it is better to settle all the issues in advance in coordination and get the necessary permissions. It is also better to immediately draw up a detailed work plan: from the layout of communications and wires to the location of coatings and tiles.

Preparation for the main work

If required, you can additionally insulate the apartment, remove unnecessary partitions, strengthen sound insulation, connect a temporary electrical outlet.

Repair itself

The main works will be approximately as follows:

  • Boxes, partitions from drywall or blocks are built, walls are ditched;
  • Electric cables, Internet and antennas are laid;
  • Walls and ceiling are leveled, floor screed is performed, heat and sound insulation is laid;
  • If heating radiators need to be changed, plumbing is mounted in the bathroom;
  • Tiles are being laid on walls and floors;
  • Floors, walls are leveled, the ceiling is painted;
  • Slopes and window sills are mounted;
  • Wallpaper is glued or walls are painted;
  • The flooring is laid;
  • Doors are set and the kitchen is going;
  • Air conditioners are installed, lighting and electrics are arranged;
  • Skirting boards are attached;
  • The entire room is being cleaned and furniture is being arranged.

Of course, far from all the steps here are mandatory. If you do not need to make new walls and suspended ceilings, then these points are skipped.

As for the sequence of work, usually construction crews adhere to their usual algorithm. There is nothing wrong if all the processes are logical and do not interfere with each other. Disputes often arise about where to start work, and whether it is worth dividing the apartment into sections, leaving room for storage of materials and plumbing. There is no consensus on this. But it is better to go to the bathroom last, after pouring the floor screed in the apartment.

Among the general rules are as follows: dirty work can be performed in all rooms at the same time, and clean work can be sequentially transferred from one to another. Finishing is carried out, starting from the ceiling to the walls and floor, that is, from top to bottom. This is necessary so that previous work does not spoil the subsequent stages.
