Concrete leaching
In this case, the foundation is exposed to a constant action of alkaline, salt or soft water, which leads to its gradual destruction. To minimize the consequences, it is necessary to provide a drainage system around the foundation for water drainage.

Then the soil near the foundation is removed up to its base in small segments. The affected areas of the foundation are thoroughly cleaned, the recesses are filled with a fresh portion of concrete. After, a box of bricks is built around the base, which is isolated from it by means of roofing material. Bricks are impregnated with a bituminous composition that promotes waterproofing. After completion of the repair work, oily clay is laid in place of the soil.

Bundle
The stratification can be formed for several reasons: the absence of dressing in the laying of the foundation, its insufficient strength or high load resulting from additional superstructures.
To restore such a foundation, cracks are usually filled with new portions of concrete or reinforced foundation around the perimeter by the method of external beams, which will take on part of the load from the building.

Height gap
The reasons for the height gap are incorrect foundation pouring. If you fill it with frozen soil, prone to swelling, then the cracks will inevitably go deep. Also, the cause may be the destruction of the blind area, which provokes flooding by groundwater.
To begin with, the swollen soil is removed around the foundation, and the cracks are filled with a fresh solution. Sinuses must be covered with soil that is capable of swelling. If there is a need for a blind area, then it is restored. To protect the foundation from groundwater, it is necessary to equip the drainage system around the base.

Classical foundation reinforcement methods
To strengthen the foundation by traditional methods, an increase in the area of the base is usually used to evenly distribute the load. As a result of the work, the pressure on the ground decreases.
To begin with, the foundation is strengthened by unloading beams, and then reinforced concrete clips or banquets can be used.
