Think about what you would like to see from the window. Depending on where the windows of the selected house go, decide on how much you value the view apartments. The higher the apartment is, the more it will be in your panorama.

This is most relevant for large cities - if the courtyard and neighboring houses are visible from the fifth floor, then from the thirtieth you can see almost all of Moscow with its greenery, ponds and the historical center. Also, special attention should be paid to this item if you are purchasing an apartment with enlarged or panoramic windows, as well as French balconies.

Elevators

In a house without an elevator, we do not recommend choosing a floor above the third. Loading dimensional furniture, lowering and raising a baby stroller, even going to the store can be a challenge.

In case of injury, getting into an apartment located on a high floor without an elevator will be at least not easy, consider this when buying.

Quality home

In older homes with outdated engineering systems, it can be significantly colder upstairs due to old pipes and heating problems. The same applies to hot water, the pressure of which can be reduced.

In modern residential complexes, this problem is not relevant due to high-quality engineering systems, which allow achieving uniform heating and water pressure.

To begin with, it is worth deciding what to consider the first floor. In many buildings, the entire first floor is reserved for commercial infrastructure, and the second should be considered the first.

If we consider the usual ground floor, you can find many shortcomings. The main thing is the proximity to the basement, and accordingly, the cold, damp and noise of the pipes. Do not forget about cockroaches, cats and rats. Such a neighborhood is not quite what we would like from a new apartment.

In most modern residential complexes, this problem is reliably solved due to good insulation of rooms and modern materials.

It can be easy to look into the windows of such apartments from the street, so it is better for future residents to get used to the curtains - or to look for a house with a raised first floor.

The main plus of such apartments is convenience. Lift anything into the apartment, go down, bring in or take out furniture. These apartments are best suited for families with young children or elderly relatives.

In some residential complexes ground floor apartments much more interesting than others. They have separate entrances and small patios.

Top floor

The apartments on the top floor have many disadvantages, as well as advantages.

Beautiful views and the absence of neighbors from above is a wonderful, it would seem, combination. Nevertheless, the prices for such apartments are often lower than for the rest, and in rare cases the discount can reach up to 15%.

The reason for this attitude is the cold and damp, coming from the attic rooms, which are often poorly insulated.

Again, in a modern housing stock this problem is not worth it. Thanks to thoughtful insulation and modern equipment, it is warm and dry: the number of storeys does not affect the climate in the apartment.

How to check the quality of the house

If you are still attracted to the first or last floor, but you do not want to get into trouble, buy an apartment in the spring. It is at a time when it has not warmed yet that the snow begins to melt, and the heating has not yet been turned off, it is best to check the apartments for flaws.
